Right near to the Petronas Twin Towers, this much anticipated 65-story, 320-meter tower is being constructed at a staggering cost of RM2.5 billion. The 1.05ha construction site for Four Seasons Place is situated between Wisma Central and Maxis Tower and was purchased by Venus Assets from the late Khoo Teck Puat, a former significant shareholder of Standard Chartered Plc, for RM90 million in 2003. Since December 2008, this most recent skyscraper has been under construction. Earlier, there was a break in the project because of a few design revisions. It was originally planned to be a two-tower building, but it has been changed to one 65-story structure.

In total, Four Seasons Place will have 150,000 square feet of retail space, 150 hotel rooms, 100 serviced apartments, and 140 residential flats. The shopping centre is an addition to Suria KLCC. The renowned Four Seasons Hotels & Resorts, Canada will run the five-star hotel. The condominium units will range in size from 3,000 square feet and will be offered for between RM2,500 and RM3,000 per square foot.

ANALYSIS:

The creation and ownership of Four Seasons Place were the subject of numerous rumours. One of them is that the developer was experiencing financial issues, which delayed the construction. The fact that Khazanah Nasional and a Middle Eastern consortium had been in contact with the investor for possible tie-up negotiations strengthens the scenario. Additionally, it was rumoured that Venus Assets’ stock was to be owned in part by the Kingdom Group, which is controlled by Saudi Arabia’s Prince Alwaleed bin Talal bin Abdulaziz Alsaud.

Additionally, there were rumours that the developer had discussed the construction of a twin skyscraper on another site with KLCC Property Holdings.
